Property Management Professionals would like to remind you our offices will be closed on December 23rd and will remain closed until January 3rd. Happy Halloween! Property Management Professionals wishes every member of Citrus Groves at Plum Canyon a Happy and Safe Holiday!

We would also like to remind the community to be mindful of the posted speed limit within the community. Many members have reported speeding which has prompted the Board of Directors to install "Slow Children at Play" signs throughout the community.

Please especially be mindful this weekend as it is the Halloween weekend and kids will be walking around the community celebrating the holiday.

REMAINING PLUM CANYON LOTS SOLD TO KB HOME!!

Today, Plum Canyon, LLC announced that KB Home purchased the remaining 224 lots that comprises the rest of the Plum Canyon Master Association and will assume all obligations for the project immediately.

You will most likely see construction activity pick up soon as KB Home indicated they anticipate a grand opening in the spring of 2011 with home deliveries to buyers by next summer.

July Board Meeting

The July Board Meeting will be held next Monday, July 26th, at 7:00 P.M. located at the Citrus Grove Pool.

POOL KEY CHANGE - FINAL WARNING

Effective this week, the pool key locks will be changed out and the Citrus Grove homeowners must utilize their new key fobs to access the pool area and bathrooms. You will also now need your fob to activate the hot tub jets.
If you have not already coordinated the pick up of your new fob, please contact Property Management Professionals. There will be one fob issued per household.

NEW POOL AND SPA ACCESS KEYS

Please be aware that homeowner's current pool area keys will no longer work effective July 1, 2010. The Association has installed a new pool secruity and access system, which includes common area cameras and an electronic key fob swipe entry system.
Homeowners who were unable to attend the Citrus Grove Community Barbeque last weekend to pick up their fob can coordinate obtaining a fob through Property Management Professionals.
Please keep in mind that to obtain a new key fob you must be an owner in good standing.

MAY BOARD MEETING

The May Board Meeting is scheduled for May 24, 2010 at 7:00 P.M. located at the Citrus Grove Community Pool. The Board Meeting Agenda will be posted at the community bulletin board by Thursday, May 20th.
As always, homeowners are encouraged to attend.

BOARD APPROVES LANDSCAPE UPGRADES

The Citrus Grove Board of Directors approved a proposal for landscape upgrades at the April Board Meeting. We hope that the Citrus Grove Homeowners enjoy the Spring upgrades, which should be installed the first week in May.

GOLDEN VALLEY STREET LIGHTS

Property Management Professionals received member complaints regarding several street lights that were out on Golden Valley. Several weeks ago, our team opened a work order with Southern California Edison to repair the lights. Upon inspection earlier this week the lights had still not been repaired.Property Management Professionals spoke with Southern California Edison this this morning and they assured us that the lights would be repaired by the end of this week (Friday, April 16th).Thank you for your patience while we work with Southern California Edison to resolve this issue.

Weekly Property Inspections

Property Management Professionals conducts weekly inspections of the Citrus Grove Community, which includes inspecting common areas as well as individual homes to ensure members are complying with the Association's CC&R's, Rules and Regulations and Maintenance Requirements. To avoid violation warnings and potential costly fines, please make sure you review your Association Governing Documents and ensure that your property is in compliance. If you need a copy of the Citrus Grove Governing Documents please do not hesitate to contact Property Management Professionals.

The April Board Meeting has been scheduled for Monday, April 19, 2010 at 7:00 P.M. located at the Citrus Grove Community Pool. Homeowners are always encouraged to attend. Hope to see you there!

HOT TUB WORKING!!

The hot tub is open and functioning properly. PMP received reports that it was cold over the weekend. Upon further research we learned that someone had flipped the emergency switch, turning off the hot tub. Please be advised that the switch in the red box next to the jets timer is the EMERGENCY SWITCH and will turn off the hot tub. Please refrain from touching this switch unless it's an emergency.

HOMEOWNER MAINTENANCE RESPONSIBILITIES

In an effort to avoid violation letters and fines, homeowners are encouraged to please refresh themselves by reviewing the Association's Governing Documents to ensure that they are meeting the Association's homeowner maintenance responsiblities.

Beware of Bees!!

As Spring quickly approaches it is that time of year that we begin to see flowers blooming and bees multiplying!! Property Management Professionals has received a few complaints about increased bee activity throughout the Citrus Grove Community, so please be aware.

POOL AND HOT TUB IMPROVEMENTS COMPLETE

As you may have noticed, the pool and hot tub were closed last month for required improvements. These improvements are now complete and both the pool and the hot tub are open for your use and enjoyment!
